Renovation at Kosei Architects is the reuse of industrial buildings, told as a before and an after, not as a new object on a clear site.

Reuse of an industrial building
The published project is Old Mill studios in Ghent. Before the work, the building was a flour mill. After the work, completed in 2024, it holds 14 workshops across 1,600 m². The hall that remains is brick. New white steel is set against that older masonry, and daylight is brought into the workshops. We kept the job of the shell, which is to be a large room, and changed the use inside it.
The same habit shows up in Ostend, where Harbour Workshops kept the steel frame of a 1960s warehouse and added a timber mezzanine. The mill is the renovation we write up here. We do not claim that every industrial building can become workshops, and we do not say a structure is sound before the site visit. Brief and site visit takes 2 weeks. Feasibility, if you need a planning check and two massing options, is €3,800.

01
Old Mill studios, Ghent
Old Mill studios is the one renovation row. Place: Ghent. Year: 2024. Type: renovation. Area: 1,600 m². Before: a flour mill. After: 14 workshops. The photograph of the project shows the brick mill hall, the white steel, and the daylight in the renovated room. We do not add a tenant list, a rent, or a change in floor area. 1,600 m² is the area we publish, not a before-and-after pair.
Fourteen is the number of workshops, not a density target. The project is also listed under Workplaces because the workshops are rooms where people work. On this page the point is the reuse. A first meeting about a building like this is free, 60 minutes at the studio or on site, with a written note of the brief. Sketch design, if the study goes on, starts from €9,500. Permit drawings start from €14,000. Full service is 9 % of the build cost. Construction runs per the contract. We do not promise a permit.
