The work, the fees and the plan
The work we accept
Sokuten Survey, of 14 Ferrow Lane, Brookmere, provides land surveying for house plots, garden boundaries, builders’ setting-out and small land purchases within 40 km of the office. Travel farther than that is quoted before booking and proceeds only if you accept the quote. The firm does not take court disputes and does not take estates over 2 ha. If a request falls into either of those, we decline and will name someone who does that work. A booking is for the service you asked for, at the published USD price or at a travel quote given in advance. Founded in 2009, the firm is led by Ines Calloway, licensed land surveyor, who signs every boundary plan.
Visits, plans and marks
A site visit lasts 60 minutes and includes a field sketch and a written note. The five stages are reading at the gate, walking the line, shooting pins and corners, marking with stakes, string and caps, and agreeing what comes next. Field visits start Monday to Saturday between 7:30 and 15:00. You need to be present. A measured plan, when commissioned, follows within 10 working days as a PDF and one paper copy. A boundary plan is signed by Ines Calloway and drawn by Amara Okonjo. Stakes and caps left on the plot show what was found that day. They are a field mark, not the signed plan. The plan records the survey. It is not a decision in a dispute and not an undertaking about what a neighbour will do.
Fees and invoices
The site visit is $180. A boundary survey for a residential plot up to 1,000 m² is $1,250, including pins found or reset and a signed plan. A pin reset is $160 per pin where an existing record covers that pin. Setting-out for a builder is $720, for the house footprint, one visit, and stakes and offsets. A topographic survey up to 2,000 m² is $1,650, with levels every 5 m and a plan with contours. An extra paper copy, folded A2 and posted, is $25. The $180 visit fee is credited in full if a survey is booked within 60 days. Invoices for a plan are sent after the plan and are due in 14 days. Prices are USD on every version of this site.
Booking, rain and the spring list
Send a request to visits@sokuten.example or call +1 555 0142 090 in office hours, Monday to Friday, 8:30–17:30. Include the address, any deeds or old plan you have, and two dates. Priya Nandakumar replies within one working day. The office is closed Sundays and public holidays. If rain hides the line or makes the walk unsafe, the start is moved to another time inside the usual visit hours. The spring list is optional. It sends one email in February and one in August about early dates, and no other mail. Joining it does not reserve an hour and does not alter these terms. Asking to be removed ends those two emails. Questions about a booking go to the same address and phone.
