Ten answers before a visit
These cover the hour on the ground, the plan that follows and the fees. For anything else, Priya Nandakumar answers the phone on +1 555 0142 090, Monday to Friday, 8:30–17:30.

Do I need to be there?
Yes. The hour on the ground is walked with the owner. From 10 to 25 minutes you walk the line together so pins, fences and corners are the ones you actually mean. The first ten minutes at the gate are shared too: deeds and any old plan are read side by side, not interpreted in your absence. A builder may attend a setting-out visit, and the person buying a small parcel should be the one who walks it. If you cannot be there, book a different start. Starts run Monday to Saturday between 7:30 and 15:00. Priya Nandakumar arranges that time. The firm does not spend the hour on an empty plot and guess which line you cared about.
What if it rains?
If rain hides pins or makes the boundary unsafe to walk, the visit moves to another start. Seeing the line is the point of the hour, and shots taken when the ground cannot be checked are not how Sokuten Survey works. Call +1 555 0142 090 or email visits@sokuten.example. Priya Nandakumar will offer another time between 7:30 and 15:00, Monday to Saturday. The office itself is open Monday to Friday, 8:30–17:30, and is closed Sundays and public holidays. The rest of the visit stays in the same order: read at the gate, walk, shoot, mark with stakes, string and caps, then agree the field sketch. The visit fee stays $180.
Will you talk to my neighbour?
The visit is booked with you. If a neighbour is beside the fence while you walk the line, you may ask them to look at a pin or at the field sketch. That is a conversation on the plot, not a mediation and not a case. Sokuten Survey does not take court disputes. The written note and, if you book one, the signed plan describe what was measured. They are not an agreement between households and they are not a filing. Ines Calloway signs boundary plans as the licensed land surveyor. She does not represent either side in a dispute. If the work you need is a dispute, the desk will name someone who does that work.
Is the visit fee credited?
Yes. The site visit is $180 and covers 60 minutes on site, a field sketch and a written note. If you book a survey within 60 days, that $180 is credited in full against the survey. The surveys on the fee list are a residential boundary survey at $1,250 for up to 1,000 m², a pin reset at $160 per pin where a record already exists, setting-out for a builder at $720, and a topographic survey at $1,650 for up to 2,000 m² with levels every 5 m. The credit applies when the survey is booked in that 60-day window. An extra paper copy at $25 is a separate small item, not the survey itself.
How far do you travel?
Visits are taken within 40 km of the office at 14 Ferrow Lane, Brookmere. House plots, garden boundaries, builders’ setting-out and small land purchases inside that distance are the work. Travel beyond 40 km is quoted before booking. There is no flat travel price, so you see the figure and accept it before the hour is reserved. Estates over 2 ha are outside the practice even when they sit nearby, as are court disputes. Priya Nandakumar can tell you from the address whether the plot is inside the 40 km and whether it is the kind of site the firm walks. She replies to a request within one working day.
What should I have ready at the gate?
Bring deeds if you have them, and any old plan. The first ten minutes are for reading those papers together, along with the records and title research Hana Sørli has done before the visit. Also send, when you book, the address and two dates that suit you. Mention if a pin may lie under turf, paving or a hedge, so the walk can reach that point. You do not need to mark the plot yourself before the team arrives. Stakes, string and pin caps are brought by Felix Marlowe and set late in the hour, after the pins and corners have been shot. Starts are between 7:30 and 15:00, Monday to Saturday.
When does the measured plan arrive?
The measured plan follows within 10 working days of the survey. You receive a PDF and one paper copy. Amara Okonjo draws every measured plan. Ines Calloway signs every boundary plan. A further paper copy, folded to A2 and posted, is $25 if you need one. The field sketch and the written note from a visit exist on the day of the hour; they are not the measured plan. Setting-out leaves stakes and offsets on the plot from that visit. A topographic plan includes contours and is based on levels every 5 m, up to 2,000 m². The invoice is sent after the plan and is due in 14 days.
Who will I meet?
Seven people work at Sokuten Survey, and you will not meet all of them on the plot. Priya Nandakumar books every visit and answers the phone. Hana Sørli completes records and title research before the visit. On the hour, Tomasz Reyes is the field lead, with the total station, and Felix Marlowe assists with stakes, string and pin caps. Lukas Brandt takes GNSS and topographic surveys, slopes and larger plots. Amara Okonjo draws the plan afterwards. Ines Calloway, founder and licensed land surveyor, signs every boundary plan. The office and instrument room are at 14 Ferrow Lane, Brookmere. The firm was opened in 2009.
Which sites do you take?
A visit suits a plot before you build, a boundary that two households might read differently, and land you are about to buy, when that land is a small purchase rather than a large estate. Setting-out for a builder marks a house footprint. Garden lines and house plots are everyday work. The firm does not take court disputes, and it does not take estates over 2 ha. If that is your situation, ask the desk and they will name someone who does it. Everything accepted sits within 40 km of Brookmere unless a longer journey has been quoted first. The first step is still the same hour: 60 minutes, five stages, one decision about a plan.
How do I request a visit?
Email visits@sokuten.example with the address, any deeds or old plan you already have, and two dates that suit you. A phone call works as well, on +1 555 0142 090, during office hours Monday to Friday, 8:30–17:30. Priya Nandakumar replies within one working day. She confirms a start between 7:30 and 15:00, Monday to Saturday. The visit fee is $180, credited in full if you book a survey within 60 days. You do not need a form. Sundays and public holidays are closed, so choose dates inside the visit days. Say if the plot is near the edge of the 40 km so travel can be quoted before anything is booked.
